Final Design and Engineering
Each design build company has
its own process. Over the years, we have found that it
benefits both Essex and the client to get through the
feeling out stage, initial budgeting, and concept fairly
quickly. This limits costs to the client and our time
while also demonstrating our design ability.
In the final design and engineering
stage, the full plan is developed along with the final
budget and contract. The cost of this pending the sophistication
of the plan and whether engineering is required can range
between $500 for a kitchen to $10,000 or more for larger
projects. For larger projects, a credit is given towards
the final construction budget.
First, Paul McGrath and Laura Winn refine floor plans
and elevations. This process may require several additional
revisions. During this phase, costing is begun and subcontractors
are asked to prepare preliminary quotes. Once the final
floor plans and elevations and a preliminary budget are
presented and agreed to, the structural engineer is retained
to finalize the construction plan. While the structural
engineering is being drafted, Essex refines plumbing,
HVAC, electrical and finish plans. When the final engineering
plans are completed, they are given to our suppliers to
do the final take offs. A final contract is prepared after
clients approve the final plan and exterior specifications.
Allowances are usually agreed to for interior finishes.
Often our larger projects begin construction prior to
exact interior detailing.
